In June 2021, home prices across the U.S. surged 24.8% year-over-year — to a median sale price of $386,888 — according to Redfin. During the same time period, the number of homes sold increased 20.6% and the number of homes for sale tumbled 39.6%.
Mortgage rates have reached record lows during the pandemic and have once again been on the decline since late June. Specifically, the 30-year fixed-rate mortgage was 3.02% on June 24, dropping to 2.78% on July 22.
Hey guys, welcome back to another video if you are new here my name is JJ. Hearing these kinds of statistics may make you a bit caution about deploying some of your hard-earned money into the real estate market. Maybe it’s to buy your first house hack or maybe its for an investment property that you won’t be living in. Whatever it is, a lot of buyers have the same concern and that is, “should I wait to buy real estate right now?”
This is totally understandable with the Real Estate market right now being at all time highs.
One of the most valuable things you can have in this world of real estate in my opinion is a good friend/mentor who has been in this space for a long time and knows the ropes. Now finding someone like this can seem difficult at first but you just need to put yourself out there and meet people.
With that being said, I will leave you with my thoughts on this market and if right now is a good time to buy a investment property or should you wait.
I have to give a HUGE shoutout to my dear late friend and mentor of mine Rick Jarmin. We were having this same discussion not too long ago and he told me something that really stuck with me and I wanted to share with you guys today.
He said, “if the numbers work, buy the deal.” And I will never forget that.
Don’t get so tied up in timing the market especially the Real Estate market bc someone will always need a place to live!
Now for those of you who follow me on Instagram, you already know this but I took Ricks advice and have been consistently looking for my next rental property and finally found one and officially under contract! I will take you guys through the numbers of the deal.
So now for my deal:
I will go over all the numbers and the amount of cash flow I will be receiving every single month from not only this rental property both from both of my real estate investments.
