Southampton hotel favored by celebs to go on sale, seeks $29M

A celebrity-magnet resort in the Hamptons is the latest high-profile property looking to cash in on the East End’s tight hotel market, Side Dish has learned.

The Capri Hotel and Restaurant in Southampton — which over the years has drawn stars from Howard Stern to Jennifer Lopez, and has been a popular venue for politicians — will carry a price tag of $29 million. 

Buyout firms have been scouring the Hamptons to scoop up properties because of a dearth of luxury hotels, Side Dish previously reported.

Built in 1960, the hotel sits on 2.3 acres.

The three-star property features St. Tropez-style pool parties from Michael Pitsinos’ NAIA Hamptons restaurant, which seats 120 people, that have attracted a deep-pocketed, partying crowd. 

The Capri has 29 guest rooms, including three suites tucked away on a “quiet corner” of the property away from the pool scene.

In July and August, rates begin at $999 for a standard room and $1,999 a night for a suite. 

“To create a hotel like the Capri today is impossible. You’d never get the permits. It’s irreplaceable,” said broker Tony Cerio, who will list the property Tuesday with his fellow Brown Harris Stevens brokers, Mitch Natter, and Jared Schiavoni.

The sellers, attorneys Mark Geragos and Tina Glandian of Geragos Global, bought the Capri for $4.8 million just eight years ago.  They have since updated the property and added the pool bar, Cerio said. 

Cerio also noted that the Capri is far larger than the historic Maidstone Inn, a 180-year-old building on an East Hampton property dating to the 1600s that Cerio also recently helped sell for $17 million.  

“The Capri has more rooms and there’s a possibility to expand the number of rooms and add a tennis court. It’s a unique property,” Cerio said.

The hotel has been used to film episodes of “The Real Housewives of Beverly Hills” and “Summer House.”  Its Saturday morning roundtables have often drawn the state’s highest officials, including Gov. Kathy Hochul,  Mayor Eric Adams and Attorney General Letitia James.  

The Capri has also housed, over the years, the Pink Elephant, Nobu and BLT. NAIA Hamptons has operated the hotel’s restaurant, outside bar and pool area known as The Bathing Club, with top DJs on the weekend, for the past four years.
