I’ve seen people buy a $200,000 property in Medellín and never get their investor visa, because the paperwork wasn’t registered correctly. Buying here is not like buying in the United States, and a lot of what you take for granted back home doesn’t exist here.
In this video I go through the six biggest differences: there’s no title insurance, so your real estate attorney does the title research. There’s no MLS. The seller pays the commission. There are no inspections and no appraisals. And your money has to be registered with Colombia’s central bank when it comes in, or you can’t legally wire it back out.
