Why the $3.1 Trillion Real Estate Crisis Is Now Unavoidable

American banks are holding a record $3.1 trillion in commercial real estate loans, and the banks most exposed are reporting some of the cleanest books in the country. This video explains why those clean books are an illusion, how “extend and pretend” keeps underwater loans looking perfectly healthy, and why the one part of the market that’s forced to report everything is already showing losses worse than 2008. We get into the Columbia study on regional banks, two Federal Reserve papers that flatly disagree on whether this crisis is even real, the Willis Tower loan in Chicago, record office and apartment delinquencies, and the failed interest-rate bet that makes the 2027 maturity wall almost impossible to dodge.
